Because a modular home is permanent, code-built real property, it is financed and appraised like a site-built house (including with conventional mortgages), unlike a mobile or manufactured home. SeaTop modular homes are bank-appraisable and financeable. Always confirm specifics with your lender, but the path is well established.

Modular vs. manufactured for financing

This distinction drives everything. Modular homes meet the same Florida Building Code as site-built homes and sit on permanent foundations, so lenders treat them as standard real estate. Manufactured (HUD-code) homes are financed differently and often carry higher rates. SeaTop builds modular, not manufactured.

Construction-to-permanent loans

Many buyers use a construction-to-permanent loan: it funds the build, then converts to a standard mortgage when the home is complete. Because modular timelines are short (6–12 weeks), the construction phase (and its interest) is compressed. Your lender can tailor the structure to your project.

How appraisal works

A finished modular home is appraised as real property, using comparable site-built homes in the area, not as a manufactured home. Quality finishes and a permanent foundation support strong appraised value.
